New homes

Building a new home is a massive undertaking. We want to give you clarity from the very start. This is what will happen - step-by-step.

 

Plan and prepare

 

Send us your architectural plan and we can begin the process of pricing up the work. Have an idea but aren’t sure where to start? We can set you up with the right people.


Get specific

 

It’s time for you to decide your inclusions and colour selections. These are the things that really personalise your home. With that done, we’ll prepare your detailed quote.


Finalise quote and contract

 

Once you’ve reviewed and approved your selections, inclusions and our quote, we’ll prepare the contract and provide you with all the documents that your bank will need from us. You’ll then need to supply us with proof of “unconditional” bank loan approval and then we can sign the contract.


Build

 

Once the contract is signed you’ll pay a deposit and we’ll order materials and book the trades. Then the building starts! Throughout the process, there will be progress payments in-line with major milestones according to the contract (e.g. when the slab goes down, when the frame goes up). Once we’re done, we’ll arrange a certifier inspection, Occupational Certificate and handover to you.

Renovations

 

Step one

 

If you’ve got plans drawn by an architect or draftsperson, send them through and we can begin pricing the work for you. No plans and not sure where to start? For a fee, we can come to you for a walk-through and initial inspection and you can tell us about your grand plans, or pick our brain for ideas. We’ll be able to give you a rough estimate and you can decide what to do from here.


Step two

 

Are you happy with the estimate or have your plans changed? Once you’ve got a clear picture of what you want, and depending on the work required, you’ll possibly still need plans drawn up. We can set you up with the right people. We’ll then prepare an official estimate and contract. Once the contract is signed, we’re all systems go!


Step three

 

During the renovation, we’ll work around you as much as possible. Depending on the size of the job, you’ll either have a fixed price contract and pay in progress payments once major milestones have been reached, or have a cost-plus or minor works contract.
